What the snowbelt does to a roof

A Georgian Bay streamer can drop half a metre of snow on Barrie in a day, and it sits on the roof until the next thaw. The attic fix is air sealing first, then insulation, then ventilation: pot lights, the attic hatch, plumbing stacks and bathroom fans venting into the attic instead of outside are the usual leaks in Barrie’s post-1990 subdivisions.

If a dam is actively leaking, a professional steam removal clears channels through it without damaging the shingles. Chipping with an axe, salt and pressure washing all shorten the roof’s life. A roof rake from the ground to clear the first metre above the eaves reduces dam formation and is the safe limit for a homeowner.

Clearing snow safely

Like-for-like re-shingling generally does not need a City of Barrie building permit, but deck replacement, structural changes and new skylights can; ask the roofer and confirm with the City. Ontario’s Consumer Protection Act gives you a cooling-off period on contracts signed in your home.

A replacement in the snowbelt should specify ice-and-water membrane well up the slope and in every valley, shingles with a higher wind rating and the enhanced nailing pattern, and proper soffit and ridge ventilation sized for the attic, with every bathroom fan confirmed venting outside. Get the workmanship and material warranties in writing and hold back the final payment until the site is clean.
