Why Brampton appliances fail in batches

A builder buys hundreds of the same model at once and installs them within weeks of each other. Twelve years later the same dishwasher pumps, the same fridge fans and the same dryer heating elements fail across the whole street, and a technician who works the area has seen your fault before. That is useful: ask whether the model has a known failure and whether the part is stocked locally. It also means parts for a discontinued builder model can be scarce, which changes the repair-or-replace calculation.

Basement apartments: who pays

Brampton requires second units to be registered with the City, and a registered unit has met fire, building and electrical requirements. Registered or not, if you are the tenant and the landlord supplied the appliance, its repair is the landlord’s responsibility under Ontario’s Residential Tenancies Act. Report the fault to the landlord in writing with a photo and a date, keep a copy, and do not pay for the repair yourself unless you have agreed it in writing; the Landlord and Tenant Board is the recourse if nothing happens.

If you are the landlord, the shared laundry closet is the point of friction: a washer that leaks into the basement suite is your insurance claim and your tenant’s displacement. Book a repair promptly, give the tenant the required notice before entering, and consider a drain pan and a water alarm under any washer above a finished basement.

Who may do the work, and how to get a fair quote

Appliance repair is not a licensed trade in Ontario. The exception is gas: a gas range or dryer needs a TSSA-certified technician for anything on the gas side, and an electrical circuit change needs a licensed electrical contractor under the ESA. For everything else, the technician’s brand authorization, insurance and written warranty are what separate companies. Ask whether the company is authorized for your brand, because authorized servicers get parts and technical bulletins the others do not.

A fair quote separates the diagnostic fee, labour, the part and its grade, taxes and any return visit. Ask whether the diagnostic fee is credited if you approve the repair; many companies do it, none are required to. Consumer Protection Ontario’s rules on written estimates and cancellation apply to work agreed in your home.

Repair, replace and where old appliances go

Compare the written repair total with the delivered and installed cost of a replacement, including haul-away. A common rule of thumb is to replace when the repair approaches half the cost of an equivalent new unit, particularly past the appliance’s usual service life, but the rule needs a diagnosis first because the failed part drives the number. For a discontinued builder model, ask whether the part is available at all before paying for a second visit.

Peel Region’s community recycling centres accept appliances, and retailers usually take the old unit away on delivery. Anything containing refrigerant must have it removed by a certified technician before disposal, which a retailer’s haul-away service handles.
