Builders in the 2000s mostly used basic three-tab or entry-level laminated shingles with a minimal nailing pattern, on trusses with the standard vents of the day. By fifteen years the shingles curl at the edges, the granule coating washes into the eavestroughs, and the tabs along the windward side lift in the first strong storm. Pipe boots crack, valleys wear through where two slopes meet, and the flashing around the chimney or the bathroom vents lets water in long before the field of the roof fails.
Attics matter too. Bathroom fans that vent into the attic instead of outside, and blocked soffit vents, cook the shingles from below in summer and grow ice dams in winter. A good roofer looks in the attic before quoting.

After a storm: the order to do things in
First, stop active leaks with a tarp and keep the receipt; insurers normally cover emergency mitigation. Second, photograph everything from the ground: lifted shingles, dented vents and eavestroughs, debris in the yard. Third, if the damage is more than a few tabs, open an insurance claim before agreeing to permanent work, because most policies want the adjuster to see it first. Fourth, get written quotes from two or three Brampton roofers with a permanent local address.

Replacing well the second time
A replacement is the chance to fix what the builder did cheaply.
