Furnace and Air Conditioner Repair in Burlington: Equipment on Its Second or Third Life
Burlington built most of its houses in a single generation, from Aldershot and the old south in the 1950s and 60s through Brant Hills, Headon Forest and Millcroft in the 1970s and 80s, and their heating and cooling equipment has been replaced once or twice since. What fails, by generation of equipment
Mid-efficiency furnaces from the 1990s, the first replacement in most Burlington houses, are at the end of their lives: igniters, blower motors and control boards that are getting scarce, and heat exchangers that crack. High-efficiency furnaces from the 2000s and 2010s fail on iced or blocked exhaust pipes, condensate faults and pressure switches. Air conditioners installed with either fail in the first hot week on capacitors, contactors and slow refrigerant leaks. Ductwork in the 1970s subdivisions is often undersized for the finished basements and additions that came later, so a new furnace does not fix a cold back bedroom.

Lakefront and downtown condos
Burlington’s condo towers along Lakeshore and around downtown mostly heat and cool suites with fan coils fed by the building’s central plant, and the building decides when the loop switches seasons; newer buildings may have in-suite heat pumps instead. Inside the suite, the fan motor, thermostat, valve and filter are usually the owner’s responsibility under the condominium declaration; the risers are common elements. A blocked condensate pan is the most common cause of water damage claims in these buildings. Ask property management which contractors are approved and whether a riser shutdown is needed before hiring anyone.
Who may do the work in Ontario
Gas appliances fall under the Technical Standards and Safety Authority: the technician on the gas side must hold a TSSA gas technician certificate, and a replacement is registered and inspected. Refrigerant work needs a certified technician who finds the leak before recharging. Electrical work on the furnace or condenser circuit belongs to a licensed electrical contractor under the Electrical Safety Authority; Burlington Hydro is the utility if a service change is involved. If you smell gas, leave the house before calling, then phone Enbridge Gas’s 24-hour emergency line or 911 from outside.

Get the diagnosis first. A capacitor, igniter or flame sensor on equipment under fifteen years old is normally worth repairing; a cracked heat exchanger or a failed compressor on old equipment usually is not. Ask for both the repair quote and a replacement quote in writing, and ask what rebates Enbridge or the federal government currently offer, because those change with each budget. A cold-climate heat pump replaces both the furnace and the air conditioner in a Burlington house, with a gas or electric backup for the coldest weeks; ask installers for the balance point for your home.
