A 1980s Mississauga house has probably had one furnace replacement already, and a mid-efficiency unit from the late 1990s or 2000s that is now at the end of its life: cracked heat exchangers, worn blower motors and control boards that are hard to source. A 2000s house in Churchill Meadows likely still has its builder-grade high-efficiency furnace and the original air conditioner, which is where igniter, flame sensor and condensate faults show up, and where the outdoor condenser fan and capacitor fail in the first hot week of July.
Ductwork matters too. Builder-installed ducts in the newer subdivisions are often undersized and leaky, so a new furnace does not fix a cold bedroom. Ask any company quoting a replacement to check static pressure and return air, not only the box in the basement.

Who may do the work in Ontario
Gas appliances fall under the Technical Standards and Safety Authority: the technician working on the gas side of your furnace must hold a TSSA gas technician certificate, and a replacement is registered and inspected. Air conditioner and heat pump refrigerant work must be done by a technician with refrigerant handling certification. Electrical work on the furnace or condenser circuit belongs to a licensed electrical contractor under the Electrical Safety Authority, with a notification of work filed.
If you smell gas, leave the house before you make any call, then phone Enbridge Gas’s 24-hour emergency line, printed on every bill, or 911 from outside. Ontario’s fire code requires carbon monoxide alarms in homes with fuel-burning appliances; test yours when you change the filter.
Condos near Square One are a different job
Most towers in Mississauga’s city centre heat and cool suites with fan coil units fed by the building’s central plant, and the building decides when the loop switches from cooling to heating each fall. Inside the suite, the fan motor, thermostat, valve and filter are usually the owner’s responsibility under the condominium declaration; the risers are common elements. A blocked condensate pan in a fan coil is the most common cause of water damage claims in these buildings.
Before hiring anyone, ask property management which contractors are approved, whether a riser shutdown is needed, and whether the corporation is already planning a fan coil replacement program. Newer buildings may have in-suite heat pumps instead, which changes the technician you need.

Repair or replace, and the rebates that change the math
Get the diagnosis first. A capacitor, igniter or flame sensor on equipment under fifteen years old is normally worth repairing; a cracked heat exchanger or a failed compressor on equipment past fifteen years usually is not, because the part costs a large share of a new unit. Ask for both the repair quote and a replacement quote in writing, and ask what rebate programs Enbridge or the federal government currently offer for heat pumps and high-efficiency equipment, because those change with each budget.
A cold-climate heat pump replaces both the furnace and the air conditioner with one system and is now a common Mississauga choice. Ask installers about the balance point for your home and whether a gas or electric backup is included in the quote.
